House Volume Sales

Most of us are interested in property prices and most of us are aware that apart from London there has been a drop in the Average Price for a property in England and Wales. The Average Price, however, covers a range of variations of movement of price within the country.
The Land Registry publishes indices for individual areas, usually by county, and the House Price Index for Devon can be found on  www.landregistry.gov.uk/www/wps/portal .

This shows that the Index hit a peak in February 2008 at 329.1 and then gradually fell until May 2009 to 279.5 but then increased until August 2010 to 306.2 before falling back to 303 in March of this year. We await to see what the Index is for the months since then.

More interestingly from a lawyer's or agent's point of view is the volume of sales over this period which shows a much greater variation between  the active and inactive months of the calendar year.
From a high in August 2007 of 1847 transfers recorded in Devon  the volume, by a sequence of occasional reversals, slid down to an all time low of 438 transfers in June 2009 and then gradually rose to a high for that year of 1247 transfers in October 2009 before falling back to 643 in January 2010. The volume then rose again to 1244 in July 2010 before hitting a another low of 568 in January 2011.

These figures represent matters completing in the month specified. By allowing an approximate time of two/three months for a matter to complete it is possible to work back to the time when the transfer started life.
